How can I pay rent?

Effective December 1, 2020 our office is no longer accepting payments. Payment options are as follows: Tenant Portal, Over the Phone, Rent Money and ACH. Please call our office if you have specific questions in regards to these options.

When is rent late?

Rent is due on the first, late on the second and a late fee is assessed on the 4th in the amount of $75 and $5 a day thereafter. Only certified funds are accepted once rent is late.

Do you offer rent to own homes?

Unfortunately, we don’t, but our sister company, CornerLot Realty does and can be reached at (904) 503-7068.

What is your application process?

Our company requires that applicants do not have any evictions or felonies in the past 5 years. Also, that the occupants make three times the monthly rental amount and has no outstanding landlord debt.

Are you pet friendly?

Yes. We require a one time (non-refundable) pet fee, in the amount of $150.00 per pet.  PLUS, monthly pet rent. The pet rent is $15.00 per month for the first pet and $10.00 for each additional pet. The following breeds or mixture of such breeds are strictly prohibited: American Pit Bull Terrier, Pit Bull, Pit Bull Terrier, American Staffordshire Terrier, Staffordshire Terrier, Chow Chow, Rottweiler, Doberman, Persa Canario, Cane Corso, Mastiff, Wolf, Wolf-Hybrid and German Sheperd.

What is considered a maintenance emergency?

Anything that compromises the integrity of the property.

How much is the security deposit?

It’s based on your application, but typically the same as the first months rent.

Do you accept HUD Vouchers?

Yes, we are proud to accept HUD and Section 8 Vouchers on select homes.

As a tenant, what maintenance am I responsible for?

For a complete list please refer to your rental agreement. Here are a few:  lawn care, pest control, monthly filter change and light bulbs.

Do you provide pest control?

Yes. Effective April 2018 all new agreements and renewals are automatically enrolled into this service. Current Heritage residents have the option to elect this added to their current agreement. Which is highly recommended. Just contact the office at 904-854-6600 to enroll. Zenpura Pest Solutions provides bi-annual exterior treatments at your home to control pests and provide a clean and healthy environment for your family. Since the treatment is exterior only, you don’t need to be concerned about chemicals in your home though we do ask that you keep pets inside for one hour after your home is treated. The cost for the service will be $10.00 billed monthly with your rental charge. This treatment does not include bed bugs, rodent infestations or german cockroaches, these type of pest control issues will be billed at a higher rate determined by severity of infestation.
